How RCA handles a subject-to assignment

Most delays in renovation and construction lending start with an appraisal that missed something in the documentation. RCA’s process is built to get the report right the first time.

The assignment, step by step

Six stages, from order to delivery. The documentation is reviewed before anyone visits the property.

01

Intake

The order arrives through the lender’s ordering channel. RCA reviews documentation presented: specification of repairs or plans and specifications, contractor bids, and any consultant reports. If further information is needed to understand the assignment, appraiser reaches out before visiting the property.

02

Document review

The appraiser carefully reviews all presented work, including bids and drawings, before inspecting the property.

03

Inspection and market research

The appraiser inspects the property or site as it stands and selects comparable sales that reflect the finished property, not its current condition.

04

As-completed opinion of value

The appraiser develops and supports a value conclusion for the property as it will exist once the documented work is complete, within the requirements of the loan program.

05

Internal review

Before delivery, the report is reviewed for completeness and consistency with program guidelines and the submitted documentation.

06

Delivery and follow-up

The report is delivered through the lender’s channel. Questions and revision requests receive a prompt response.

What internal review covers

Every report is checked before it reaches the lender for:

Internal review does not direct or change the appraiser's opinion of value.

Communication

RCA responds to lender appraisal and valuation staff when questions or revision requests arise. All communication follows appraiser independence requirements. Appraisers do not discuss value conclusions with parties whose compensation depends on the loan closing.

Turn Times

RCA is sensitive to and understands accuracy and fast turn time requirements. We strive to provide and accurate report the first time as quickly as possible.
